Painters in Findlay Creek, ON
The youngest place on our service area map. Ground broke in 2002, so there is no century plaster and no lead question, just thin builder paint reaching its first repaint.
Findlay Creek is the youngest place on our service area map. Ground broke in 2002, the build is still running toward a scheduled finish in 2027, and the 2021 census counted 14,089 people in 4,395 homes off Bank Street. That age is the whole story for painting here. No century plaster, no lead question. Thin builder-grade paint on twenty-year-old walls, and fresh drywall on the streets still going up.
New houses are not an easier job, they are a different one
A century home downtown asks for patience with old surfaces. Findlay Creek asks for the opposite discipline. Handover coats on new builds are typically thin and low sheen, chosen so a builder can touch up quickly rather than so a hallway survives a decade of kids, dogs and hockey bags. Paper-faced drywall and taped joints also absorb differently, so a colour rolled straight onto them flashes along every seam once afternoon light hits the wall.
- Findlay Creek Village broke ground in 2002 and runs through 22 phases with completion scheduled for 2027, a finish line almost no Ottawa suburb can name. Tartan and Tamarack set the original character before Claridge, eQ, Richcraft and Urbandale joined on later projects.
- Health Canada's guidance is that a home built after 1990 should not contain lead paint, because consumer paints made in Canada and the United States were virtually lead free by then. Nothing here predates the early 2000s, so the question closes rather than needing a test.
- The 2021 census counted 14,089 residents in 4,395 dwellings, more than double the population five years earlier. Model sizes from the two original builders run roughly 1,625 to 3,869 square feet, in two-storey singles, bungalows, semis and townhomes.
- The earliest phases are past twenty years old, the point where a builder's handover coat and first-generation exterior finishes stop holding. The repaint cycle here is starting, not repeating.
- It sits in Ward 22, renamed Riverside South-Findlay Creek for the 2022 election, on full municipal water and sewer 19 km south of Parliament Hill. The provincially significant Leitrim Wetlands lie immediately to the south, and drainage varies lot by lot rather than by a community-wide rule.
What a Findlay Creek painting job includes
Reading the handover coat
We look at what is actually on your walls before quoting: the sheen, how many coats went on, whether seams were sealed, where old touch-ups have flashed. On a twenty-year-old interior here that is usually one thin low-sheen coat, spot-patched more than once. What we find sets the prep.
Drywall repair and priming
Nail pops, cracked corner bead and settlement lines above door frames are normal at this age and belong in the estimate, not in a mid-job conversation. On the newer phases, fresh drywall gets a primer-sealer over the whole surface so paper and joint compound take the finish at the same rate.
Stairwells, foyers and open main floors
The two-storey singles here often have an open-to-above foyer and a stairwell wall running two full storeys. Those want proper staging and pole work rather than a ladder against a railing, and they are where a rushed cut line shows most.
Exteriors on a suburban lot
Front doors, garage doors, porch railings, shutters, and the painted portions of siding and trim. Townhome and semi elevations sit close together, so access and containment get planned first. Chips and wash water stay out of storm drains and ditches, which counts for more here given the protected wetland to the south.
How we work in Findlay Creek
Walk the house
Every room you want painted, the condition of the existing coat, and the repairs noted. The written estimate lists the prep, the products and the number of coats, so nothing is left to discover once work starts.
Repairs and priming
Patching, sanding and spot priming wherever the old coat is thin or a patch is fresh. New drywall gets a primer-sealer over the full surface. This step decides whether the finish sits flat or telegraphs every seam.
Cut in and coat
Cut in and roll, then a second coat. In hallways, stairwells and children's rooms we put down a washable finish, because those are the surfaces that gave out on the builder's coat.
Walk it again with you
We go through the finished work with you in daylight, fix whatever you point at, and take the coverings, waste and rinse water with us rather than leaving them on the driveway.
What drives the price in Findlay Creek
There is no price on this page because there is no honest one to put here; every Findlay Creek estimate is written after we have seen the house. What moves it: the wall and ceiling area being painted, whether we are covering a dark colour or a builder white, how much patching and priming the surfaces need, ceiling height and whether a stairwell or open foyer calls for staging, and whether you want a washable finish in the high-traffic rooms. Exteriors add exposure, the state of the existing coating and the length of the weather window.
Bank Street is a live construction site, and we book around it
The City of Ottawa is widening Bank Street from two lanes to four over two kilometres, from south of Leitrim Road to south of Blais Road, under contract CP000564 with roughly $50 million approved to date. The City lists the status as underway: construction began in spring 2024, a third year of heavy work resumed in February 2026, and completion is given as end 2026 or spring 2027. Its notices to residents warn of delays, noise and dust. So we check the current stage before booking exterior work on the Bank Street side.
Painting in Findlay Creek: questions
No, and this is one of the few Ottawa communities where the answer is a plain no rather than a maybe. Health Canada's guidance is that a home built before 1960 probably contains lead paint, one built between 1960 and 1990 may have it on the exterior, and one built after 1990 should not, because consumer paints were virtually lead free by then. Development here started in 2002. If your property is an older house on the fringe of the area, tell us the build year and we will treat it accordingly.
Into prep, more than most people expect. A twenty-year-old builder interior usually needs nail pops filled, settlement cracks above doorways addressed, flashed seams sealed, and earlier touch-up patches primed so they stop reading through the new colour. After that the painting itself is straightforward. Anyone quoting a repaint on a house this age without walking through it first has guessed at that prep rather than measured it.
It is worth planning around rather than worrying about. The City lists the widening between Leitrim Road and Blais Road as underway, with completion given as end 2026 or spring 2027, and its notices mention lane restrictions, noise and dust. Interior work is unaffected. For exteriors on or near Bank Street we check the current stage and pick a window, because fresh coating and roadwork dust on the same day is a poor combination.
No rule says wait, and painting before the furniture arrives is by far the easiest time to do it. Worth knowing: a new house moves through its first heating season, so small cracks and nail pops can appear afterwards. If that bothers you, do the main rooms now and leave the ceilings and stairwell until after the first winter. Either way new drywall gets a primer-sealer first, or the seams will read through the colour.
