Thirty-two kilometres south of Parliament Hill, at the far end of the Bank Street corridor, is a rural village that suburbanised inside a decade. Greely has been part of the City of Ottawa since the 2001 amalgamation, but the servicing never changed with the paperwork: half-acre to two-acre lots, private wells, private septic beds. Those three things decide how an exterior job here is staged, watered and cleaned up, and they belong in the estimate rather than in a surprise on the first morning.

The well and the septic bed set the plan

On a serviced suburban street water is effectively unlimited and the lot line is the only real constraint. Greely is the opposite on both counts. Washing siding and rinsing an exterior before paint draw serious volume, and a private well has a recovery rate that a municipal main does not. A septic bed decides where a lift, a compressor or a pallet of material can sit, because that ground is not built to carry weight. And an estate lot puts more wall out in open sky.

  • Greely is a rural village inside the City of Ottawa, in the Osgoode ward area, and was part of the Township of Osgoode until the 2001 amalgamation. The Greely Community Association gives its bounds as Mitch Owens Road, Snake Island Road, Bank Street and Manotick Station Road.
  • The housing is estate scale and mostly modern: large detached houses on roughly half an acre to two acres, many custom built, across Shadow Ridge, Sunset Lakes, Woodstream, Greely Orchard and Water's Edge, with the commercial cluster at Bank Street and Parkway Road.
  • Growth arrived late and fast. The number of dwellings in the village rose 58.7 per cent between 2000 and 2008, so much of what stands here is recent construction rather than old farmhouse.
  • Almost every property runs on its own well and its own septic system. The exception is Shadow Ridge, served by a City of Ottawa communal well system of two wells about ten metres apart, one of them a back-up for redundancy.
  • The City of Ottawa states it operates six groundwater well systems in rural Ottawa, serving Carp, Munster Hamlet, Richmond Kings Park, Richmond West, Greely Shadow Ridge and Vars, with the water chlorinated at each treatment facility. Greely holds one of the six.

What a Greely painting job includes

More elevation than a suburban house

Estate-scale homes carry longer wall runs, deeper soffit and fascia and wider garage doors than a townhouse. Coating quantities come from measured elevations rather than a bedroom count.

Siding, brick and stucco handled by material

Custom builds here mix materials on one facade. Vinyl and aluminum siding want a wash and a bonding primer suited to the substrate, brick and limewash behave differently, and stucco is repaired before it is coated.

Interiors on newer builder-grade finishes

Post-2000 construction usually means thin builder-grade paint over fresh drywall, which drinks the first coat and shows every roller lap. That is a priming and coverage job more than a stripping one.

The rest of the property, when it is in scope

Where a lot carries a detached garage, a shed, a run of board fence or a deck, those surfaces are measured and quoted with the house rather than left as a verbal extra.

  1. Walk the lot and find the bed

    Before anything is quoted we walk the property and ask where the septic tank and leaching bed sit. That answer sets the access route, the parking and the staging area, and it keeps a loaded vehicle off the bed.

  2. Agree the water source

    Exterior prep uses more water than most homeowners expect. We confirm whether the property is on a private well or, in Shadow Ridge, on the City communal system, then agree the draw and the timing.

  3. Wash, repair, then prep

    Rural exteriors collect dust, pollen and organic growth a sheltered street does not. Surfaces are washed and left to dry, then failed caulk, nail pops, soft trim and stucco cracks are made good. Paint over an unwashed surface fails early whatever is in the tin.

  4. Prime and coat for exposure

    An open lot gives a wall more wind, driving rain and direct sun than a screened suburban street. Coat counts and products are chosen for that exposure and applied inside a window that lets them cure.

  5. Contain the cleanup

    Wash water, scrapings and leftover product are contained and carried off site. On a property with its own well, and anywhere inside the Shadow Ridge wellhead protection area, rinsing into a driveway or a ditch is not an acceptable end to a job.

What drives the price in Greely

No two Greely properties price the same way, and the drivers are physical rather than postal. Measured wall area and storey height come first, because an estate elevation is simply more surface. Then its condition: how much washing, filling, caulking, stucco repair and priming is needed before a finish coat will sit flat. Then the coats the colour change and the exposure call for. All of it goes into a free written estimate.

Shadow Ridge sits inside a wellhead protection area

The City of Ottawa publishes a drinking water source protection sheet for Shadow Ridge, Greely. It explains that a wellhead protection area is the land around a well where activities can affect the water reaching it, and that WHPA-A is the 100 metre radius where contaminants can most easily get in. Its list of what residents and businesses can do names paints directly, under handling and disposing of hazardous substances properly. That is a published municipal constraint on a painting job here.

Usually, but it is a planning question rather than an afterthought. Washing siding and prepping an exterior draw real volume, and a well has a recovery rate a municipal main does not. Not on the leaching bed. A tank and bed sit shallow and are not built to carry a loaded vehicle, a lift or a stacked pallet, so we ask where yours is during the estimate walk and route access around it. Half-acre to two-acre lots almost always leave a good alternative.

Greely has been inside the City of Ottawa since the 2001 amalgamation, so it is a service area rather than an out-of-town job. It is also the far end of the Bank Street corridor, and we would rather say so than pretend distance is free. Anything that affects the number, travel included, is written into the estimate.

Check the house, not the village. Most of Greely is modern and its dwelling count grew 58.7 per cent between 2000 and 2008, but nobody has published a measured breakdown of how much genuinely old farmhouse stock is still standing here, so we will neither clear nor alarm the whole village. Earlier than you would in town. Exposed Greely elevations take more wind, sun and driving rain than a sheltered suburban street, so the coating has to cure fully before the cold arrives.
