Riverside South barely existed thirty years ago. In the early 1990s it was farmland with a few houses on it, the first homes of the modern community went up in 1996, and the 2021 census counted 19,802 people in 6,903 homes. That single fact decides the painting here. There is no century plaster and, on all but three streets, no lead question at all. What there is instead is builder-grade white, fresh drywall, and early phases now old enough to need their first proper repaint.

The one page in this set that does not have to talk about lead

On most of the other areas we cover, the age of the house is the first question a painter has to settle. Here it is settled before we arrive. What replaces it is a different discipline. Handover coats on new builds are thin and low sheen, chosen so a builder can touch up fast rather than so a hallway survives a decade. Paper-faced drywall and taped joints drink differently, so colour rolled straight onto them flashes along every seam in afternoon light. And the earliest phases are close to thirty years old, which is where a builder's coat stops holding.

  • The first homes in the modern community were built in 1996, on land developers had assembled from the late 1960s and then leased back to farmers while they waited for the city to grow toward it. Before that the area was mostly vacant, with a few houses and some farms.
  • The one genuinely old pocket is Honey Gables: three streets on the west side of River Road, first built around 1950, which the new suburb grew around rather than replaced.
  • It was part of the City of Gloucester until the 2001 amalgamation, not Nepean. Its ward is Ward 22, renamed Riverside South-Findlay Creek for the 2022 municipal election after sitting as Gloucester-South Nepean since amalgamation.
  • Health Canada's guidance is that a house built after 1990 should not contain lead, because consumer paints made in Canada and the United States were virtually lead-free by then. Almost the whole community post-dates 1996, so on most addresses here the question closes without a test.
  • Growth is the defining feature and it is still running: 19,802 residents at the 2021 census, a City projection of 24,920 by 2034, and a further 1,400 homes approved in the Limebank secondary plan. The mix runs from condo flats and low-rise condos through townhomes to bungalows and two-storey singles.

What a Riverside South painting job includes

Reading what is already on the wall

Before quoting we look at the existing coat: the sheen, how many coats went on, whether the seams were sealed, and where old touch-ups have flashed. On a house from the first phases that is usually one thin coat, spot-patched more than once.

Drywall repair and a primer-sealer

Nail pops, cracked corner bead and settlement lines above door frames are normal at this age and belong in the estimate rather than in a mid-job conversation. On the newer phases, fresh drywall gets a primer-sealer across the whole surface so paper and joint compound take the finish at the same rate.

Two-storey foyers and stairwells

The singles here often have an open-to-above foyer and a stairwell wall running two full storeys. Those want proper staging and pole work rather than a ladder braced against a railing, and they are where a rushed cut line shows from every angle.

Condo flats and low-rise units

A real share of the housing here is condo flats and low-rise condos, which makes the work occupied-unit work: access and elevator booking, corridor protection, low-odour products, and finishing inside the hours the building allows.   1. Walk the house

    Every room in scope, the condition of the existing coat, and the repairs noted. The written estimate lists the prep, the products and the number of coats, so nothing is discovered after work starts.

  2. Repairs and priming

    Patching, sanding and spot priming wherever the old coat is thin or a patch is fresh. New drywall gets a primer-sealer over the full surface. This step decides whether the finish sits flat or telegraphs every seam.

  3. Cut in and coat

    Cut in and roll, then a second coat. In hallways, stairwells and children's rooms we put down a washable finish, because those are exactly the surfaces the builder's coat gave up on first.

  4. Walk it again with you

    We go through the finished work with you in daylight, fix whatever you point at, and take the coverings, waste and rinse water with us rather than leaving them on the driveway.

What drives the price in Riverside South

There is no price on this page because there is no honest one to put here; every Riverside South estimate is written after we have seen the home. What moves it: the wall and ceiling area being painted, whether we are covering a dark colour or a builder white, how much patching and priming the surfaces need, ceiling height and whether an open foyer or a two-storey stairwell calls for staging, and whether you want a washable finish in the high-traffic rooms. In a condo flat, building access and the hours you may work in matter as much as the square footage.

The trains arrived before the town centre did

Riverside South is one of the few Ottawa suburbs whose rail station opened ahead of the centre it was meant to serve. The City's planning and housing committee approved the transit-oriented secondary plan for the Limebank area on 24 April 2024, covering roughly 9,000 jobs, 1,400 homes, a school, a park, a community centre and a library branch. O-Train Line 2 then began passenger service to Limebank on 6 January 2025, and the town centre is still to come. Before any of it, the community had no direct link to Barrhaven: the Vimy Memorial Bridge was targeted to open in 2012 and was not completed until 2014.

Painting in Riverside South: questions

On almost every address here, no, and this is one of the few Ottawa communities where the honest answer is a plain no rather than a maybe. Health Canada's guidance is that a home built before 1960 probably contains lead paint, that one built between 1960 and 1990 may carry it on the exterior, and that a home built after 1990 should not. The first homes here went up in 1996. The exception is Honey Gables, three streets on the west side of River Road built around 1950, where the question is live and we treat it that way.

Into prep, more than most people expect. An interior of that age usually needs nail pops filled, settlement cracks above doorways addressed, flashed seams sealed, and earlier touch-up patches primed so they stop reading through the new colour. After that the painting itself is straightforward. Anyone quoting a repaint on a house this age without walking through it has guessed at that prep rather than measured it.

Yes, in logistics rather than in painting. The unit is occupied and the building has rules: access and elevator booking, protection through the corridor and lobby, restricted working hours, and sometimes paperwork filed with the property manager first. We ask for your building's requirements at the estimate so the schedule is built around them. Low-odour products matter more in a flat, where you cannot open the whole place up.

Neither, and the history runs the other way. Before the 2001 amalgamation this was the City of Gloucester, while Barrhaven was Nepean, and the two sit on opposite banks of the Rideau. There was no direct crossing between them until the Vimy Memorial Bridge was completed in 2014. Today it is all City of Ottawa, in Ward 22, renamed Riverside South-Findlay Creek in 2022.

No rule says wait, and painting before the furniture arrives is by far the easiest time to do it. Two things are worth knowing. A new house moves through its first heating season, so small cracks and nail pops can appear afterwards; if that bothers you, do the main rooms now and leave ceilings and the stairwell until after the first winter. And where new phases are still going up, we plan exterior work around site traffic and dust.
