Ottawa Luxe Painting handles residential painting across Nepean, from the established streets of Leslie Park and Briargreen to Bells Corners in the west and Centrepointe in the middle. What ties them together is age. Much of the housing here went up between 1960 and 1990, and Lynwood Village came earlier still, which puts a good share of Nepean's trim, doors and window sashes inside the years Health Canada flags for lead-based paint. On an older Nepean repaint the first question is what is already on the surface.

Refreshing Nepean's established homes

House painting in Nepean is usually a repaint rather than a first coat. A lot of Nepean homes are at the age where the original paint is tired and the trim and ceilings need attention as much as the walls. On stock from the late 1950s through the 1970s that is not only cosmetic. Health Canada's guidance is that a home built before 1960 probably contains lead-based paint, and that one built between 1960 and 1990 may carry it outside, with smaller but still harmful amounts inside. Doors, windows, stairs and railings are the surfaces it names, and they are the surfaces a repaint disturbs.

  • The Centrepointe and Craig Henry area holds 14,833 homes across about 15 square kilometres, 13 km southwest of Parliament Hill, and much of that stock was built between 1960 and 1990, with large new infill houses among it.
  • Leslie Park, Briargreen, Arlington Woods, Bruce Farm and Ridgeview were developed in the 1960s and early 1970s. Bungalows and split-levels run through them, and in those layouts the ceilings and the trim carry a room as much as the walls do.
  • Lynwood Village in Bells Corners is one of the first examples of tract housing in Ottawa. Bill Teron was brought in to build the whole subdivision in 1958, with four hundred families in his bungalows by 1960 and four hundred more homes in 1961.
  • Centrepointe is the youngest piece of old Nepean. Minto began it only in 1985, on land bought from Canada Mortgage and Housing Corporation, a quarter century after the first Lynwood Village bungalows.
  • Nepean is a name rather than a municipality: a township from 1792, a city only from 1978 to 2000, part of Ottawa since 2001. Ben Franklin Place at Centrepointe is the former Nepean city hall.

What a Nepean painting job includes

Establishing what is already on the surface

Before a colour is chosen we date the house and look at what the trim, sashes and casings are carrying. Where age puts lead in question, Health Canada's advice is to test rather than assume: chip samples to a lab, or an inspector with x-ray equipment.

Interior painting: ceilings and trim, not only the walls

In a bungalow or a split-level the ceiling is a large share of what you see, and slim mid-century trim shows every wave in a cut line. A stipple or popcorn ceiling is a different job from a flat one, so it is scoped and quoted as one.

Exterior painting under a mature canopy

The 1950s to 1970s subdivisions here carry heavy tree cover. A shaded elevation dries slowly and holds moisture longer, which is where chalking and mildew show up first, and overhanging limbs decide where ladders can stand.

Repairs before any finish coat

On a house of this age the wood needs attention before the paint does. Soft sills, split casings and failed caulk are repaired first, because a good coat over a bad substrate fails at the substrate.

How we work in Nepean

  1. A look at the house and its date

We walk the property and note the build era, the substrates, the condition of the existing coats, and which surfaces sit inside Health Canada's lead-risk years. In Nepean that varies street by street rather than by postal code.

  2. A written estimate with the prep named

The estimate lists the surfaces, the preparation each one needs and the number of coats. On sixty-year-old stock the preparation is most of the work, so it is written down rather than left as an allowance.

  3. Containment, and lead-safe handling where it applies

Floors, fixtures, planting and the ground below an elevation are covered first. Lead-safe practice is a method, not a credential: Health Canada is explicit that sanders, heat guns and blowlamps must not be used on lead paint, and that sound paint out of a child's reach can be safer coated over than stripped.

What drives the price in Nepean

There is no standard Nepean price, and a figure quoted before anyone has seen the house is a guess. What moves it most here is the condition of what is already on the surface: a house carrying decades of repaints needs washing, filling, sanding back and priming that a recent infill build does not. Then the usual drivers: the amount of surface, ceiling height and texture, how much trim there is and how fine it is, access around mature trees, and outside the height and exposure of each elevation. Where lead is a real possibility, containment and clean-up are part of the written scope.

The 2018 tornado track, and why it still shows up in a quote

On 21 September 2018 Environment and Climate Change Canada confirmed six tornadoes across eastern Ontario and Quebec. One tracked from the Arlington Woods area to Greenboro near 6:00 p.m., assessed as EF-2 with winds of up to 220 km/h, and it significantly damaged buildings along the way. Where siding, soffit, fascia or trim was replaced afterwards, those sections are a different age and often a different material from the surfaces beside them. It is worth knowing which parts of an elevation are original before pricing one coat across the lot.

Painting in Nepean: questions

Yes. Nepean has many mid-century bungalows and split-levels where a full interior refresh, including ceilings and trim, makes a dramatic difference. We prep properly so the new coats go on smooth and even, and we are happy to advise on colours that brighten the often-compact layouts these homes tend to have.

It is a real question here, and 1978 is the American date rather than the Canadian one. Health Canada's guidance is that a home built before 1960 probably contains lead-based paint, that one built between 1960 and 1990 may carry it outside and in smaller but still harmful amounts inside, and that houses built after 1990 should not contain lead. Most of Nepean's older stock sits inside those years. Lead-safe painting is a method, not a certification we hold: contained work areas, no dry sanding, no heat guns.

Not for a painting quote. The old Nepean boundaries do take in Barrhaven, so the names overlap in mailing addresses, but the housing is a generation apart: Barrhaven is largely recent subdivision, while the Nepean neighbourhoods inside the Greenbelt are mostly 1960 to 1990, and that difference decides the prep.

It depends on the season and the current schedule, but we will give you a realistic start window when you request your estimate. Interior work runs year-round, while exterior painting is planned for the right weather. The sooner you book, especially for exterior work, the better your chances of the window you want.
