Painters in Stittsville, ON
The ward councillor has published a decade-by-decade map of when each part of Stittsville was built, so an address here usually tells you its build era before anyone opens a can of paint.
Ottawa Luxe Painting works throughout Stittsville, from the historic village core along Main Street to the fast-growing subdivisions of Fairwinds, Jackson Trails, and Poole Creek. Stittsville pairs long-established village homes with a wave of newer construction, and we bring the same clean prep and lasting finish to both. The ward councillor has published a decade-by-decade map of when each part of the community was built, so a Stittsville address usually tells you its build era before anyone opens a can of paint.
New builds and village homes alike
Stittsville's mix of recent subdivisions and older village houses means two very different painting jobs. New builds mostly need colour, durable coats, and clean lines to move past the default finish, while older homes need real prep first. We match the approach to the home rather than treating them the same. The dividing line is unusually easy to find here: everything from Bryanston Gate forward went up after 1991.
- Stittsville has expanded rapidly in recent years, so much of the housing is newer family construction alongside a smaller core of older village homes with more character. On the ward councillor's own analysis, nearly half of Stittsville's residents did not live here a decade earlier.
- New Stittsville builds often start with builder-grade flat white throughout, which owners frequently want to replace with warmer, more personal colour once they settle in.
- Older homes near the village core can need more prep, patching, sanding, and priming, before a new finish will sit smooth and even.
- That councillor's build map dates the community by subdivision: Fringewood North and South and the Stittsville Main Street corridor are pre-1980, Wyldewood and Crossing Bridge went up between 1980 and 1991, Bryanston Gate and Granite Ridge between 1991 and 2002, Jackson Trails and Fairwinds between 2002 and 2011, and Blackstone, Potter's Key and Fernbank Crossing between 2011 and 2021.
- The Carleton County fire of 1870 destroyed almost all of Stittsville, which is why the oldest surviving fabric on the main street starts with the Bradley/Craig barn at 590 Hazeldean Road in 1873 and Green's Hotel at 1510 Stittsville Main Street, built in either 1890 or 1894.
- Amberwood Village was begun in the late 1970s by Jaric Developments Ltd. to a design by architect W.G. Mohaupt. The clubhouse dates to 1979 and the golf course did not open until 1981, so the houses came before the fairways.
What a Stittsville painting job includes
Prep matched to the decade
A Fringewood or Main Street house gets patching, sanding and spot priming, and a look at what is under the current coat. A Blackstone or Fernbank Crossing house needs the opposite: sealing fresh drywall and taping compound so the finish stops flashing over the seams.
Lead-safe practices on the pre-1980 streets
Where original finishes may be lead-bearing, they are tested rather than assumed, and the work runs with containment, wet methods and a controlled clean-up instead of dry sanding into an open room. That is a method we follow, not a certification we hold.
Trim, doors and ceilings, not only walls
Builder packages through the 2002 to 2021 subdivisions tend to be one thin coat of flat on the walls and a soft finish on the trim, so scuffs show early. Trim, doors, railings and ceilings in a harder finish is where the visible change comes from.
Exterior work planned around access
Lots in Blackstone, Potter's Key, Westwood and Bradley Commons are tight, with narrow side yards and immature trees, so ladders and staging are planned in advance. Fringewood and Amberwood are the reverse: established grades and decades of canopy over the walls that need reaching.
How we work in Stittsville
Walk the house and date it
We confirm which part of the build map the street belongs to, then look at what is on the walls: builder flat, an older oil-based trim finish, or both.
Decide the prep, in writing
Surfaces are listed room by room with the prep each one needs. On pre-1980 stock that includes testing original finishes before a sanding or scraping method is chosen.
Protect, patch and prime
Floors and fixtures are covered, nail pops and cracks filled, and bare drywall, patched areas and any colour change primed so the finish coat lands even.
Coats, cure and a final walk
Full coats go on in the order that keeps lines crisp, get time to cure, then the work is walked with you.
What drives the price in Stittsville
No two Stittsville quotes land in the same place, and the build era is usually the reason. On the pre-1980 streets the cost sits in the prep: how much patching, sanding and priming a surface needs before a finish coat will sit flat, and whether original coatings have to be contained. In the 2002 to 2021 subdivisions the prep is lighter but the surface area is larger, and two-storey entries, stair walls and high ceilings add reach and staging time. Trim complexity moves a number more than people expect, because doors, casings, baseboards and railings are slow work next to open wall. Outside, exposure and access both count: a narrow Blackstone side yard, or an elevation taking full afternoon sun. All of it goes into a free written estimate.
Stittsville is named in the City's west-end flooding file
The rainstorm of 24 July 2009 flooded basements across Ottawa's west end, and the City's own investigation lists Ward 6 Stittsville among the four wards affected. It matters for paint because a basement that has taken water needs the drywall sound and the substrate dry before any coating goes on. A wall still holding moisture is how a finish blisters a season later.
Painting in Stittsville: questions
Yes. Areas like Fairwinds and Jackson Trails are full of recent builds where the original paint is thin builder-grade. We prime fresh drywall properly, apply durable coats, and help you choose colours so a new house finally feels finished and personal.
For exterior painting, the earlier the better. Ottawa's outdoor season is limited, so exterior work is planned around the weather to let the coating cure before the cold. Booking early gives you the best chance at the window you want, while interior work runs year-round.
It depends which street you are on, and Stittsville makes that easy to answer. The pre-1980 stock is the Main Street corridor, Fringewood North and South, and scattered houses near Hazeldean and Carp Road. Everything from Bryanston Gate forward went up after 1991, so across most of the community the question does not arise. Where it does, original finishes are tested rather than assumed.
Builder packages usually go on as one thin coat of flat over new drywall, chosen to be quick rather than washable, and flat marks as soon as it is wiped. A primer coat and a harder wall and trim finish is what changes it, and it only has to be done once.
Inside Ottawa's urban boundary Stittsville is on central municipal water and sanitary sewer, drawn from the Ottawa River. The exception is the north-west edge: the City's Carp Road Corridor Community Design Plan states that apart from lands south of Highway 417, that corridor runs on individual wells and septic systems. It matters for power washing before an exterior repaint, because a property on a well has a finite supply and the wash gets planned around it.
